No matter what type of market it is, there has to be a strategy to get the home sold in the right amount of time, for the right amount of money to make it work for all parties. On this one, I represented the seller and felt staging was important. I think it’s always important, but definitely if there are unique spaces and on smaller homes so you can see the flow with actual furniture. We listed it a price to sell, and went under contract quickly. However, the buyer’s financing fell thru. We picked right back up where we left off, and back on the market, only to be snagged up right away and the second time around closed without issues. There are always hurdles in real estate transactions. It’s knowing how to overcome, and get through those issues to meet the end goal…which is closing. This deal was all about heart! My best friends trusted me with the immense responsibility of selling their home. Some may say don’t mix business with pleasure but it made me work even harder to exceed their expectations. We had A LOT of showings. I personally showed this house each time. I told the story of all the wonderful memories I had in this home with my friends, where all the local golf course were and the great spots to eat. This house was special to me. This one was HARD. Highlights. A year from meeting to going under contract. This how the dominos fell. Sell a house, buy a house, those sellers also sold and bought, all in the same day. Buyers miss their auto train, drive thru the night to make it to closing. Sadly a seller (not involved with my deal) was also in hospice. We were literally in a race against time on this one.
