Best Neighborhoods in Sanford, Florida: A Local Home Buyer's Guide

Discover Sanford, Florida neighborhoods from Historic Downtown and Georgetown to west Sanford's gated and newer communities with a local Sanford Realtor.

One of the questions buyers ask me most often is:

"What's the best neighborhood in Sanford?"

My answer is usually another question:

Best for what?

That's because Sanford isn't a cookie-cutter suburb where every neighborhood feels basically the same.

I live and work here, and that's actually one of my favorite things about Sanford.

Your version of Sanford could mean walking to restaurants downtown. It could mean a gated community surrounded by trees. It could mean new construction. It could mean an older home without an HOA.

Here are some of the areas Sanford buyers should know.

Historic Downtown Sanford

If character and proximity to downtown matter to you, start here.

Sanford's historic areas contain homes and buildings representing architectural styles including Craftsman, Queen Anne, Colonial Revival, Mediterranean Revival and bungalow designs.

You're also close to the restaurants, breweries, shops, events and waterfront activities that have helped transform Downtown Sanford into a destination.

But historic-home ownership isn't for everyone.

Older homes may require more maintenance, and properties within regulated historic districts can have requirements governing certain exterior changes.

For the right buyer, that's part of the charm. For someone who wants brand-new everything, probably not.

Georgetown

Georgetown is another historic part of Sanford with its own identity and history.

The Georgetown Historic District is listed on the National Register of Historic Places, and portions are subject to local historic-preservation regulations.

Buyers interested in older Sanford neighborhoods should absolutely include Georgetown in their research.

West Sanford and the Markham Woods Corridor

Head west and Sanford starts feeling completely different.

This side of town provides access to larger homes, gated communities, newer construction and, in some pockets, larger properties and a more spacious residential setting.

It's also convenient to I-4 and the Lake Mary employment and shopping areas.

Preserve at Astor Farms

Preserve at Astor Farms is an established gated community in west Sanford surrounded by conservation areas.

Homes here were primarily built in the 2000s, giving buyers who don't want a century-old house another very different Sanford option.

This area can appeal to buyers looking for larger floor plans, a gated setting and convenient access toward I-4 and SR 417.

Lake Forest

Lake Forest is one of Sanford's better-known gated residential communities.

Buyers considering this part of Sanford are often looking for larger homes, community amenities and a more traditional upscale suburban neighborhood environment.

Newer Sanford Communities

Sanford continues to see residential development, so buyers who want newer construction have several options.

This is particularly important for buyers who prioritize modern floor plans, energy efficiency, newer roofs and building systems, and reduced immediate maintenance.

What About 32771 vs. 32773?

This deserves an article all by itself.

Both ZIP codes cover Sanford addresses, but the housing, location and neighborhood experience can vary tremendously within each.

Don't choose a house based solely on the ZIP code.

Look at the specific neighborhood, commute, property taxes, HOA, insurance, flood information, school assignment if applicable and proximity to the things you actually use.

Which Sanford Neighborhood Is Best?

There isn't one.

And that's the point.

A buyer who wants to walk downtown for dinner probably shouldn't be looking at the same homes as someone whose dream is a large gated-community house.
