If you're considering moving to Central Florida, you may be wondering:
Is Sanford, Florida actually a good place to live?
I can answer this from two perspectives because I'm both a Sanford Realtor and a Sanford resident.
For the right person, Sanford offers something increasingly difficult to find around Orlando: a real sense of place.
Sanford Doesn't Feel Like Every Other Orlando Suburb
That's probably the biggest difference.
Sanford is one of Central Florida's older cities. Downtown has brick streets, historic buildings, restaurants, breweries, shops, galleries and regular community events.
Then you walk toward Lake Monroe and hit the Sanford RiverWalk.
That's a very different lifestyle from living in a subdivision surrounded entirely by commercial development.
But Sanford also has newer suburban neighborhoods, gated communities and new construction.
You can have historic Sanford or suburban Sanford without leaving Sanford.
Downtown Sanford
Downtown has become one of the city's biggest attractions.
First Street and the surrounding downtown area offer restaurants, independent businesses, nightlife, breweries, events and entertainment.
The Wayne Densch Performing Arts Center, farmers market and community events add activity throughout the year.
If you want a community where there's actually somewhere local to go instead of driving into Orlando every weekend, Sanford deserves a look.
Lake Monroe and the RiverWalk
Lake Monroe changes the feel of Sanford.
The RiverWalk provides space for walking, running, cycling and simply getting outside.
Boaters also have access to Lake Monroe and the St. Johns River.
For people relocating from denser metropolitan areas, having downtown activity and waterfront access in the same community can be a pleasant surprise.
Sanford's Central Florida Location
Sanford sits near I-4 and SR 417, providing access toward Lake Mary, Orlando and other parts of Central Florida.
You're also positioned between the Orlando attractions and Florida's east coast.
That location is one reason people consider Sanford when they want access to Orlando without necessarily wanting to live in Orlando.
Housing Variety
This is where Sanford really separates itself.
Buyers can find historic houses, mid-century homes, townhomes, no-HOA properties, gated neighborhoods, new construction, larger homes, properties with more land and luxury homes.
There isn't one "Sanford house."
Things Buyers Should Investigate
No city is perfect, and buying based on a weekend visit isn't something I'd recommend.
Before purchasing, investigate the specific property's insurance cost, flood designation, HOA rules and fees, taxes, commute and school assignment if schools matter to your household.
Those factors can vary considerably even within Sanford.

Is Sanford close to the beach?

Yes. Sanford has both established neighborhoods and active newer-home development.
What is there to do in Sanford?
Downtown dining and breweries, community events, Lake Monroe, boating, the RiverWalk, parks and local entertainment are all part of Sanford life.
So, Is Sanford a Good Place to Live?
If you value character, access to nature, an active downtown, housing variety and proximity to the rest of Central Florida, Sanford deserves serious consideration.
But don't take my word for it.
Spend a day here.
Walk the RiverWalk. Have lunch downtown. Drive through the historic neighborhoods. Then head west and look at the newer communities.
You'll quickly realize there are several different versions of Sanford.
